Probate in Volusia County, as we see it.

Volusia has a county-seat surprise: probate is filed in DeLand (the historic seat) — not Daytona, where most of the population lives. Coastal-resident families are often surprised to learn the courthouse is 30 minutes inland. We handle that on intake.

Beachfront condo and oceanfront estates are common; condo-association liens and assessments routinely appear in probates. Spruce Creek Fly-In (private airpark in Port Orange) creates unusual estates with hangar-homes, aircraft, and runway easements.

Hurricanes Ian (2022) and Nicole (Nov 2022) caused major coastal beach-erosion damage; claims and condemnation issues from those storms are still unwinding in current estates. We work each case carefully.
