Pasco has the most pronounced east-vs-west split of any county we serve. West Pasco — New Port Richey, Hudson, Holiday, Port Richey — runs older, retiree-heavy, with a high concentration of mobile home parks and 55+ communities along the Gulf. East Pasco — Wesley Chapel, Trinity, Zephyrhills, Dade City — is younger, growing rapidly, and produces as much estate-planning work as it does probate. We file in both halves regularly.
Procedurally, the dual-courthouse system is the single biggest practice quirk. Cases are filed at the courthouse matching the decedent's last ZIP — West Pasco Judicial Center in New Port Richey for Gulf-side ZIPs, the Robert D. Sumner Judicial Center in Dade City for east-county ZIPs. Filing at the wrong courthouse creates a transfer and a delay; we sort the right venue at intake.
Hurricanes Idalia (2023) and Helene (2024) hit West Pasco's coast hard. Hudson, Holiday, and parts of Port Richey saw flood damage and condemned waterfront homes.
