Cases are filed at the courthouse matching the decedent's last ZIP — West Pasco Judicial Center in New Port Richey for Gulf-side ZIPs, the Robert D. Sumner Judicial Center in Dade City for east-county ZIPs. Filing at the wrong courthouse creates a transfer and a delay; we sort the right venue at intake.

Hurricanes Idalia (2023) and Helene (2024) hit West Pasco's coast hard. Hudson, Holiday, and parts of Port Richey saw flood damage and condemned waterfront homes. Many current estates here involve insurance proceeds, FEMA paperwork, and decisions about whether to rebuild, sell the lot, or wait. Local quirks worth knowing.

• East-vs-West dual-courthouse system. The case must be filed at the courthouse matching the decedent's last ZIP. Wrong filing = transfer + delay. We confirm venue at intake every time.
• 6th Judicial Circuit (shared with Pinellas). Same circuit administration, but Pasco probate sits in its own dockets and rooms.
• Mobile-home estates are everyday work. Pasco has one of Florida's highest concentrations of mobile-home parks (Zephyrhills, Holiday, Hudson). Mobile homes title as vehicles or as real property depending on setup — and 55+ park transfer rules add their own layer.
• Bifurcated demographics. Wesley Chapel/Trinity skew young, affluent, family. Zephyrhills/Hudson/Holiday skew retiree, working-class, often Northern transplants. Probate practice differs sharply by which side of the county.
• Idalia & Helene coastal impact. West Pasco's Gulf coast (Hudson, Holiday, Port Richey) was hit by Idalia (Aug 2023) and Helene (Sept 2024). Flood-damaged and condemned waterfront homes are recurring estate issues.
